Landlord Gas and Carbon Monoxide Safety Responsibilities
As a landlord, you have legal obligations to ensure the safety of your tenants when it comes to gas appliances and carbon monoxide risks.
Gas Safety Responsibilities
- Annual Gas Safety Checks: All gas appliances and flues must be checked annually by a Gas Safe registered engineer.
- Gas Safety Record: Provide tenants with the Landlord Gas Safety Record (LGSR) within 28 days of the check, and at the start of a new tenancy. Keep records for at least two years.
- Maintenance: Maintain gas pipework, appliances, and flues in a safe condition with regular servicing as recommended by manufacturers.
Carbon Monoxide (CO) Alarm Requirements
- From 1st October 2022, CO alarms must be fitted in every habitable room with gas appliances (excluding gas cooking appliances in England, Scotland, and Northern Ireland).
- Landlords must test CO alarms to ensure they are working on the day a new tenancy begins.
- Use CO alarms that comply with British Standard EN 50291 and check manufacturer guidelines for installation and testing.
